Selling a house that belongs to an estate or a court case?
Right Fit Realty Corp. helps executors, administrators, heirs and attorneys in Chicago's south suburbs value the home, get it ready and sell it on the timeline the estate or the court sets. You don't have to live nearby or do it alone.
Who we help
Every court-ordered sale is a little different. These are the situations we work with most.
You're handling the estate
Whether your attorney is guiding the estate or you're doing probate yourself, we handle the house so you can focus on everything else.
Handle it from a distance
Many representatives live out of state. We can be your eyes and hands locally, with photos, video walk-throughs and regular updates.
A broker for your file
A valuation you can put in the file, a listing that keeps your office from fielding buyer calls, and status updates on your schedule.
When the court orders a sale
When a judge orders a property sold, we work with counsel and the parties to meet the deadline in the order.
The three questions every executor asks
"What is the house worth?"
We start with a free written broker price opinion, based on recent sales near the home and its condition. It's a broker's opinion, not a licensed appraisal; if your attorney or the court requires an appraisal, we can recommend appraisers.
"What has to happen before it can sell?"
That depends on how the estate is set up, for example independent or supervised administration, and on what your attorney or the court requires. We work around those steps. For legal questions, your attorney is the right person to ask.
"How do I keep this from dragging on?"
A clear plan, one point of contact, and a house that's ready to show. We put the plan in writing up front, so everyone, including the attorney and family members, knows what happens next.
How it works
Tell us about the property
Use the form or call. A few details are enough to start.
Free opinion of value
We visit the home, or start from records if you're out of state, and send a written broker price opinion.
Prepare and list
We coordinate access, cleanout and repairs as needed, then list and market the home.
Close on the estate's timeline
We work with the estate's attorney and the title company through closing.
There is no cost for the opinion of value and no obligation to list with us.
Common questions
Does the estate need to be open in probate before we talk?
No. Many families contact us before the estate is opened, just to understand the home's value. When and how the house can be sold depends on the estate and the court; your attorney can explain what applies to you.
I live out of state. Can you really handle this?
Yes. We can manage access, vendors, showings and paperwork locally and keep you updated by phone and email.
Do you give legal or tax advice?
No. Right Fit Realty Corp. is a real estate brokerage. We don't give legal or tax advice. If you're handling probate without an attorney, we encourage you to talk with one about the legal steps.
The house is a rental, and the family doesn't want to be landlords. What are the options?
A regular listing is usually the simplest path. For some inherited rentals, a seller-financed sale can be an alternative. That option is offered through a separate company, NoteNest Solutions, LLC, which is owned by our managing broker. It is disclosed in writing and handled as a separate engagement, and only if you ask about it.
Are you connected to the court?
No. Right Fit Realty Corp. is a private real estate brokerage. We are not affiliated with the Circuit Court of Cook County or any government office.
